Real Estate Done Right
Working with New Western unlocks several opportunities for any investors looking to find their next project! New Western sources about 30 deals a week that are all at your finger tips. Most of these properties are "Off-market" and are not listed on the MLS or any sites! You will get daily emails of all the available properties. They will all have "Analysis Packets" attached to give investors access to Pictures, CMA's, Tax records, and any additional information we have available!
How Properties Are Sold
We release our properties as "First Come First Serve" (FCFS) and "Showings". If a property is vacant it will be a "FCFS" a we can go out and walk the property at any time! Properties that are currently occupied will be "Showings". These will have a set day and time when agents and investors will be allowed to go in. These will be separated and labeled accordingly in the email list!
The Buying Process
All of our properties must be purchased with Cash or Hard Money! Credit lines, 1031 exchange, and "Private Money" are all considered cash. These properties are sold "As-Is" and have no contingency's. If the purchase price of a property is below $250,000 we require a $7,500 deposit, if its is above we require a $10,000 deposit. These are non-refundable so make sure to walk the property and run your own numbers before making a deposit. The rest will be due at the pre set closing date which will be in the description of every property (Usually 1-2 weeks).

- What if title is not free and clear, do I get my money back?
A: Yes! we guarantee free and clear title, if that is not met you get a refund on your deposit!
- What if you are not available to show a property?
A: If I am for some reason not available to show a house I can send a team member who is a licensed Realtor as well to meet you at the property. Don't hesitate to reach out!
- What areas do you cover?
A: Fort Worth, Arlington, Waco, Wichita Falls, El Paso and everywhere in between!
